How we check the deal

  • We benchmark the asking price against public asking-price comparables in the same micro-area, building or street where data exists — treated as guidance, not a formal valuation.
  • We present two 10-year buyer-side scenarios — capital growth only, and growth plus long-term rent — using fixed assumptions for buying costs, selling costs, capital gains tax and net rent.
  • We give a rational buyer target price and opening offer using local market signals — without speculation.

We do not share your property or your details with agents, sellers, or property portals.

The problem

The listing is made to make you interested. HomeNote is made to help you decide.

A property listing shows the best version of the apartment: the photos, the view, the layout and the asking price.

But it does not usually show whether the price is fair for that exact location, what the purchase really costs after taxes and fees, or whether the expected rental income and resale potential still make sense once the numbers are checked.

HomeNote looks beyond the presentation. We review the property using local €/m² evidence, comparable market data, realistic buying costs, rental benchmarks and buyer-side checks before you commit.

So you do not judge the property only by how it looks. You judge it by what it means financially.

The solution

A clearer way to decide before you commit.

HomeNote turns a property from a sales presentation into a decision you can understand.

Instead of relying on the listing, the viewing or the agent's confidence, you receive a buyer-side report that shows what supports the asking price, what needs clarification, whether the rental logic holds up and where the offer should become more careful.

The result is not another opinion on the property. It is a clearer position before you reserve, negotiate or choose another property.

How it works

Four steps. From property details to buyer report.

01

Submit the property

Send the listing link, asking price, location and your buying goal. No payment is required at this stage.

02

We check suitability

We do a quick buyer-side suitability check. If HomeNote can add real value, we send you the secure €299 Stripe payment link.

03

Receive the report

After payment, we prepare the HomeNote Single Review — a one-page decision summary, the Price Test, Location Test and Rental Return Test, a 10-year scenario, and a final view with the questions to clear with the agent — and deliver it as a clean PDF within 24 hours, usually faster.

04

Use it before you commit

Use the report to proceed with more confidence, negotiate with better logic, compare it with other properties, or pause before committing more money.

Why us

Agents help you buy. HomeNote helps you decide.

Most agents do an important job: they show the property, explain the process and help the transaction move forward.

But their commission is usually tied to the sale. Their role is not to challenge the price, stress-test the rental assumptions or take responsibility if the final return is lower than expected.

HomeNote is paid once, by the buyer, before the commitment is made. Our job is to review the property from your side — before the decision becomes expensive.

Traditional Real Estate Agent

Paid when the sale completes

  • Presents the property
  • Explains features and selling points
  • Keeps the process moving
  • May use optimistic rental assumptions
  • Is not responsible for your final return
  • Is not paid to challenge the deal from your side
HomeNote Report

Paid by the buyer

  • One fixed fee, paid by you
  • Reviews the property before commitment
  • Checks price, costs, rental logic and resale assumptions
  • Compares the property against local market evidence
  • Gives a target price, opening offer and the final questions before deposit
  • Helps you decide the next move with a clearer position

Sample report preview

See how the decision is built.

Each HomeNote report is designed to make one property easier to judge.

It opens with a one-page decision summary — HomeNote Rating, target price and opening offer — then moves through the Price Test, Location Test and Rental Return Test, into a 10-year scenario for capital growth and long-term rent, and closes with a final view and the questions to clear with the agent before deposit.

Below is a sample preview of the report format. Figures shown are illustrative, but the structure reflects how each buyer-side report is prepared.

Why HomeNote exists

See the real numbers before you buy.

Spain has real opportunities for foreign buyers. But the buyer often enters the process with less information than everyone else at the table.

The agent presents the property. The seller sets the ambition. The buyer needs clarity.

HomeNote exists to give foreign buyers on the Costa del Sol a buyer-side commercial review of homes they already like — price, market evidence, rental logic, ownership costs, tax assumptions, resale potential and buyer leverage.

Our mission is not to challenge the dream. It is to put the numbers beside it, so the buyer can move forward with confidence, calm and control.

About the Founder

HomeNote is led by its founder and lead analyst, Juozas Vainora.

He works across hotel revenue management and real estate operations in Spain, where pricing, demand, rental performance and profitability are part of daily decision-making.

His perspective is practical, not theoretical. He has bought, financed, rented and managed property in Spain himself — giving HomeNote a clear view of what matters before and after the purchase: price, taxes, rental income, running costs and ownership details.

HomeNote was built from that experience: to help foreign buyers understand the numbers behind a property before they commit.

Questions before you commit

Three fair questions, answered clearly.

"Why pay €299 before buying?"

Because the property decision is much bigger than the report fee. A HomeNote report gives you a second view before you commit: a one-page decision summary with the HomeNote Rating, target price and opening offer; a Price Test, Location Test and Rental Return Test against local evidence; a 10-year scenario for capital growth and long-term rent; and a final view with the questions to clear with the agent before deposit. If it helps you negotiate better, avoid a weak property or feel clear about moving forward, the value is already there.

"My agent already gave me advice."

A good agent can be very helpful. They know the property, the seller and the transaction process. HomeNote has a different role. We are paid by the buyer, once, to look at the numbers behind the purchase: price position, comparable evidence, rental return, total cost and resale logic. The agent helps you move through the transaction. HomeNote helps you understand whether the purchase makes financial sense.

"My lawyer will check everything."

A lawyer is essential, but legal review and financial analysis are different. Your lawyer can check contracts, ownership, legal risks and paperwork. HomeNote focuses on the commercial side: price, market evidence, rental assumptions, buying costs, return logic, buyer leverage and negotiation range. The two checks work best together: legal clarity from your lawyer, financial clarity from HomeNote.

FAQ

Questions worth asking before you order.

What does the free suitability check mean?

You send the listing link and your concern. If HomeNote can add value, we send the €299 payment link. If not, we tell you.

When should I order HomeNote?

Ideally before paying reservation money or signing a deposit agreement.

What do I receive?

A clean PDF report covering price logic, market evidence, risks, rental/resale view, negotiation logic and before-deposit checks.

Is HomeNote an estate agency?

No. HomeNote is buyer-side only. We do not sell properties and we do not take seller commission.

Is this a legal, tax or valuation report?

No. HomeNote is not legal advice, tax advice, a technical inspection or a formal valuation. It is buyer-side property intelligence to help you understand the deal before committing money.

Does this replace a lawyer?

No. A lawyer is essential for contracts, ownership, legal checks and formal due diligence. HomeNote looks at the commercial side of the purchase: whether the price, costs, rent, return logic and resale assumptions make sense before you commit.

What does the report include?

A buyer-side review of one property delivered as a structured PDF. It includes a one-page decision summary (HomeNote Rating, target price and opening offer), the Price Test, Location Test and Rental Return Test against local evidence, a 10-year scenario for capital growth and long-term rent, and a final view with the questions to clear with the agent before deposit.

How fast is delivery?

Reports are delivered within 24 hours, usually faster, after we receive the property link, asking price and buyer details. If the property requires more time because of limited data or unusual circumstances, we will tell you before preparing the report.

What languages are available?

English or Spanish. You choose the report language when submitting the property.

What happens if the property is outside your review scope?

If the property is outside our review scope, your payment is refunded. We currently focus on buyer-side property analysis in Spain, with strongest coverage in the Costa del Sol and selected high-demand Spanish markets.

Can I add company invoice details?

Yes. Payment is processed securely through Stripe, and optional business invoice details can be added during checkout. Your invoice is available immediately after payment.

Can you help after the report?

Yes, within reason. You can ask follow-up questions by email if something in the report needs clarification. Additional work, such as reviewing another property or supporting negotiation strategy in more detail, can be arranged separately.

Can the report guarantee rental income or appreciation?

No. No report can guarantee rent, occupancy, resale value or future market performance. HomeNote gives you a structured buyer-side view based on available market evidence and realistic assumptions, so you can make a clearer decision.

What if I decide not to buy?

That can be a good outcome. If the report helps you avoid a weak purchase, negotiate better, or choose another property with stronger numbers, it has done its job.

The numbers behind the property

One property. One report. A stronger position before you decide.

Submit the property you are considering. We review the asking price, real buying cost, rental logic, resale potential and buyer leverage — then give you a HomeNote Rating, buyer target and negotiation position.
